Lending on the Tablelands is a different discipline. Land size limits that quietly reclassify a lifestyle block as a farm. Income from the property, whether that is cattle, coffee or a few acres of avocados, changing how a lender reads the whole application. Water licences, access roads and multiple titles complicating what a valuer can even compare.
Half the job up here is picking a lender genuinely comfortable with rural security. Plenty advertise that they lend in the regions and then baulk at the first block over a few hectares. The lenders that do this properly are known quantities, and Renaee deals with them regularly.
It is not all acreage either. Atherton and Mareeba have normal suburban streets with normal home loans, first home buyers included, and the region’s businesses need gear financed like anyone else. Tractors, trucks and packing equipment sit squarely in asset finance territory.
